This calculator is different from the Punjab Agricultural Income Tax Calculator. The land calculator works from acreage and land type. The income calculator works from agricultural income. Keeping the two calculations separate makes it easier to understand what each estimate represents.
Punjab’s official March 2025 agricultural land schedule uses irrigated-equivalent acreage for ordinary cultivated land. One irrigated acre is treated as equal to two unirrigated acres, while mature orchard land is excluded from that ordinary-land calculation and taxed under separate orchard rates

How Irrigated, Unirrigated and Mature Orchard Land Are Calculated
The easiest way to understand Punjab agricultural land tax is through examples.
Example: 20 irrigated acres
Irrigated-equivalent acreage:
20 acres
Applicable band:
Above 12.5 up to 25 acres
Rate:
Rs 300 per acre
Estimated land-based tax:
20 Γ Rs 300 = Rs 6,000
The rate and band come directly from the current verified Gazette schedule.
Example: 20 unirrigated acres
Irrigated-equivalent acreage:
20 Γ· 2 = 10 acres
Because the computed holding does not exceed 12.5 acres:
Estimated ordinary-land tax = Rs 0
This is why a calculator should ask whether land is irrigated or unirrigated rather than simply asking for one total acreage figure.
Example: mixed irrigated and unirrigated land
Suppose you have:
10 irrigated acres
and:
10 unirrigated acres
Equivalent area:
10 + (10 Γ· 2) = 15 acres
Applicable rate:
Rs 300 per acre
Estimated tax:
15 Γ Rs 300 = Rs 4,500
Again, the physical holding is 20 acres, but the tax computation uses 15 irrigated-equivalent acres.
Example: 30 irrigated acres
Equivalent area:
30 acres
Applicable band:
Above 25 up to 50 acres
Rate:
Rs 400 per acre
Estimated land-based tax:
30 Γ Rs 400 = Rs 12,000
Example: mature orchard
Suppose you have:
3 acres of irrigated mature orchard
and:
4 acres of unirrigated mature orchard
Irrigated orchard:
3 Γ Rs 600 = Rs 1,800
Unirrigated orchard:
4 Γ Rs 300 = Rs 1,200
Total mature-orchard amount:
Rs 3,000
The mature-orchard subsection of the official schedule does not show the ordinary 12.5-acre nil band. It lists Rs 600 per acre for irrigated mature orchards and Rs 300 per acre for unirrigated mature orchards as separate rates.
